Description:
The Housing Authority of the County of San Joaquin is seeking a qualified design-build contractor to provide and install a new modular community facility at Conway Homes, located at 2504 Connecticut Avenue, Stockton, CA 95206. The building will be approximately 1,920 square feet in size, consisting of four factory-fabricated modular units. The proposed facility will serve as a multi-purpose community space with two offices, two restrooms, a community room, and a kitchenette. The selected contractor will be responsible for a complete design-build service, including architectural layout, structural plans, code-compliant integration of building systems, and the fabrication and delivery of modular units. • The facility must be designed to meet the current California Building Code (CBC), Title 24 Energy Standards, and the Americans with Disabilities Act (ADA) requirements. • The contractor must provide all necessary labor, materials, equipment, permits, engineering, supervision, and incidentals to complete the project. • The project includes site work, such as pier/pad foundation system, skirting, ADA-compliant exterior ramps and stairs, and minor grading as needed. • The contractor must connect all utilities, including electrical, water, sewer, fire sprinkler system, and intrusion alarm system. • A minimum five percent (5%) contractor contingency must be built into the proposed total project cost to account for unforeseen conditions and potential scope clarifications.
