Budget Estimate (AI):

$20,000 – $150,000

No explicit rent amount is disclosed. Based on market data for San Antonio Riverwalk retail space (approximately $30–$45 per square foot per year) the base rent for 607.6 sq ft would range from roughly $18,000 to $27,000 annually. Adding the 15 % of gross sales component could increase total revenue substantially, especially for a high‑traffic retail concept. Assuming modest sales of $200,000 per year, the revenue‑share would add $30,000, bringing total annual income to $48,000–$57,000. For more successful operators generating $500,000 in sales, total could rise to $93,000–$105,000. Therefore a reasonable estimate for the annual financial return to the tenant/operator is between $20,000 and $150,000, depending on sales performance and negotiated base rent.
