The Auraria Higher Education Center (AHEC) is seeking a qualified property management firm to manage the building operations of the Summit House, a 12-story, mixed-use student housing facility at Metropolitan State University of Denver. The selected firm will be responsible for providing a range of property management services, including facilities maintenance, customer service, and budget management. The contract is expected to be for a period of three years, with the option to extend for up to five additional years. • The Summit House will provide approximately 550 student beds across the upper 10 floors, with retail and dining space on the ground floor and the Classroom to Career Hub on the second floor. • The property manager will be responsible for maintaining the building's systems, including elevators, electrical, fire and life safety, and HVAC. • The property manager will also be responsible for providing customer service, managing the budget, and ensuring compliance with all applicable laws and regulations. • The selected firm will be expected to demonstrate a strong track record in managing student housing or similar residential facilities, an ability to work collaboratively with campus stakeholders, and a commitment to maintaining high standards of safety, cleanliness, and customer service.
