The City of Flagstaff is seeking a Construction Manager at Risk (CMAR) to provide design and construction phase services for the J.W. Powell Blvd. Extension Project. The project involves the construction of a new arterial roadway, waterline, sewer, and bike/pedestrian infrastructure. The CMAR will be responsible for coordinating with the design professional, reviewing and providing input on design documents, and performing construction services. The project is expected to be completed in 24 months, with a budget of approximately $25 million. The CMAR will be selected through a qualification-based selection process, with a focus on experience, knowledge, and capability to meet the project's requirements. Key aspects of the project include: • Construction of 4,300 feet of new roadway • Installation of waterline, sewer, and bike/pedestrian infrastructure • Coordination with design professionals and stakeholders • Development of a Guaranteed Maximum Price (GMP) for the project • Performance of construction services, including self-performing at least 45% of the work • Compliance with state and city requirements, including permitting and bonding
