The U.S. Army Corps of Engineers, Jacksonville District, is soliciting lease proposals for a minimum of 1,273 to a maximum of 1,675 gross rentable square feet of retail storefront space on or near a 3 1/4 mile radius of Caguas, Puerto Rico. The space shall contain adequate/assigned parking for approximately three Government vehicles both during the day and overnight. The lease is for a Five-year term. Government termination rights, and a full-service lease (to include all utilities and janitorial services) is preferred. Key requirements include: • Minimum usable square footage: 1,273 SF • Maximum usable square footage: 1,675 SF • Secondary egress for each individual office leading away from the main entry door or shared common corridor • 24-hour lighted or secured parking within the lessor’s premises for three Government vehicles • 24-hour access to the leased spaces • High-speed data service connection from the street to the building demarcation point • Private office space: one private office of 125 SF • Open space for cubicles or workstations: space lay out to include an open area within the suite for two workstations, 125 SF each • Testing/Conference room: one testing room of 50 SF with a window or a glass door facing the open area for test monitoring • Storage room: one storage room of 80 SF for supplies/equipment storage, preferably in the rear of the suite • Restroom: a minimum of 1 Unisex 100 SF restroom meeting ADA specifications • Janitorial closet: one janitorial equipment closet of a minimum of 20 SF • Network/CCTV (Security) closet: one network equipment closet of approximately 60 SF for CCTV system and entry control system housing
