Description:
The University of Texas at Arlington is seeking a qualified project management services firm to provide a wide range of services for a comprehensive Deferred Maintenance Program. The program will address critical infrastructure and facility renewal needs across the UTA campus, with projects focusing on restoring, repairing, or replacing aging building systems and infrastructure to improve reliability, safety, operational efficiency, and long-term asset stewardship. The selected firm will function as an extension of UTA Facilities Management, providing program-level coordination, project management oversight, cost control, schedule management, and reporting across multiple concurrent projects. Key objectives of the deferred maintenance program include reducing the university's deferred maintenance backlog, improving reliability of critical building systems, protecting institutional assets, improving safety and code compliance, increasing operational efficiency, minimizing disruption to campus operations, and delivering projects on schedule and within budget. The program is anticipated to be implemented over approximately two to three years, with projects executed in multiple phases based on institutional priorities, facility condition assessments, and funding availability. Some of the project types may include HVAC system replacement and modernization, electrical infrastructure and switchgear upgrades, roofing replacements and building envelope repairs, plumbing infrastructure replacement, fire protection and life safety system upgrades, elevator modernization, interior building system renewal, utility infrastructure improvements, mechanical equipment replacement, and accessibility and code compliance upgrades. • The selected firm will provide comprehensive program management and project management services for the deferred maintenance portfolio. • The firm will provide centralized management and coordination for the overall deferred maintenance program. • The firm will assist UTA with project prioritization and sequencing. • The firm will develop a master program schedule. • The firm will track program budget allocations and expenditures. • The firm will establish standardized project management processes and templates. • The firm will coordinate multiple concurrent projects and project teams. • The firm will provide monthly executive reports to university leadership. • The firm will maintain program dashboards and performance metrics. • The firm will identify program risks and mitigation strategies.
