The Office for People With Developmental Disabilities (OPWDD) on behalf of the Sunmount Developmental Disabilities State Operations Office (DDSOO) requires a qaulifeid Contractor to provide Heating, Ventilation, and Air Conditioning (HVAC) and Water Heater Inspections, Start Up, and/or Maintenance and Repair/ Replacement Service for sites throughout Clinton, Essex, Franklin, Hamilton, and St. Lawreance counties. Annual service inspections of air conditioning systems are to be performed between April 1st and May 15th of each contract year. Annual services inspections of heating sysytems and water heaters are to be performed between August 1st and September 30th of each contract year. Contractor shall utilize Preventative Maintenance (PM) directions, which indicate task functions to be perfromed on each scheduled service call. All miscellaneous materials, supplies, and equipment necessary to provide PM services shall be supplied by the Contractor and shall be included in the cost of the service program. Contractor's personnel perfroming contract work in OPWDD facilities shall include one journeyman level supervisory technician and additional personnel only as necessary to perfrom the required work. Contractor shall provide emergency service within four (4) hours after receipt of request for such service. All tools, materials, and equipment needed for repair/replacement will be supplied by the Contractor and included in the contract pricing. Inspections, start up, and winterization services are not covered by Article 8 of New York State Labor Law. Prevailing Wage will apply to all repairs, replacements, and modifications provided under the contract. The PRC number for this contract is PRC# 2026001767. Contractor must be registered with New York State Department os Labor (NYSDOL) and submit their Certificate of Contractor Registration at the time of the bid submission for any Article 8 project. OPWDD will select the responsible and responsive Bidder that will provide the lowest Total Annual Estimated Combined Cost per Cluster. There are four (4) clusters; each cluster will be evaluated separately.
