Description:
The Department of Veterans Affairs (VA) is seeking a lease for a minimum of 15,250 to a maximum of 15,308 square feet of medical office space in Ceiba, Puerto Rico. The lease term will be 15 years, and the space must be ready for occupancy by September 1, 2026. The offered space must have a minimum of 87 parking spaces available. The VA is looking for a modern, quality building with a facade of stone, marble, brick, stainless steel, aluminum, or other permanent materials in good condition. The building must be located in a prime commercial office district with attractive, prestigious, and professional surroundings. The VA will evaluate proposals based on factors such as site-specific technical requirements, physical characteristics of the building, offeror's qualifications, past performance, and price. • The space must be located within the area bounded by Fajardo Beach to the north, Bennington Road to the south, Los Machos Beach to the east, and PR-3 to the west. • The building must have undergone modernization or adaptive reuse for the space with modern conveniences. • The offeror must provide a test fit layout to demonstrate the potential for an efficient layout. • The VA will consider the security requirements and obligations for the building, including a facility security level (FSL) rating. • The offeror must submit a list of itemized costs for security requirements and will be compensated for these costs.
