Description:
The Village Community Development Districts (VCCDD) is seeking a licensed, professional contractor to replace roofs on a wide array of district facilities—including recreation centers, fire stations, gate houses, pool houses, utility buildings, and other structures—through removal, inspection, and installation of new roofing systems. The work must include full demolition of existing roofing, replacement of any damaged decking or framing, disposal of debris, provision of all materials (underlayment, flashing, vents, gutters, etc.), and a one‑year workmanship warranty. Bidders must meet strict qualifications (minimum five years of commercial roofing experience, a current Florida roofing contractor license, MOT intermediate certification, required insurance and bonding). The contract is a two‑year base period ending September 30 2028 with an optional one‑year renewal, and includes retainage, liquidated damages, and a 72‑hour blackout period.

Budget Estimate (AI):

$2,000,000 – $5,000,000

Based on typical commercial roof replacement costs in central Florida (approximately $120‑$250 k per building depending on size and material) and the fact that VCCDD is replacing roofs on dozens of facilities (estimated 20‑30 sites), the total contract value is likely in the $2 million to $5 million range. Factors influencing the final amount include the variety of roof types (shingles, metal, tile), the condition of underlying decking, travel and mobilization costs across three counties, and the optional renewal year.
