The North Kingstown School Department is seeking a Commissioning Agent to provide commissioning services for two major projects: the construction of a new Wickford Middle School and the District's Capital Improvement Plan. The Commissioning Agent will be responsible for ensuring that the building systems are installed, tested, and functioning as intended. The services will include commissioning of HVAC, plumbing, electrical, and other systems. The project aims to achieve Net Zero Energy and comply with the Rhode Island Department of Education's High-Performance Green Building Standards. The key responsibilities of the Commissioning Agent include: • Developing a commissioning plan and specifications • Conducting design reviews and site visits • Developing and executing functional performance tests • Providing training to operations and maintenance staff • Reviewing and commenting on contractor submittals • Identifying and resolving issues related to commissioning The ideal candidate will have experience in commissioning services, particularly in K-12 school construction and renovation projects. They should be familiar with the Rhode Island Department of Education's regulations and have experience with Net Zero Energy buildings. • The new Wickford Middle School will be a 76,173 sf, 3-story Net Zero Energy building • The District's Capital Improvement Plan includes renovation of 8 existing schools • The project requires careful coordination between the Owner, Facilities, Project Manager, Contractor, and Architect • The Commissioning Agent will work closely with the Owner, Design Team, and Contractor to ensure that the building systems are commissioned and functioning as intended
