Description:
The City of Tucson is seeking a design-build general contractor to develop two properties, "1st & 11th" and "Westmoreland Lots", into mixed-income, single-family homes. The selected contractor will work with the City, the Owner's Representative, and community members to design and build the homes. The contractor must demonstrate experience in affordable housing and mixed-income projects, as well as community engagement. The project includes two properties: "1st & 11th", a 0.63-acre site located in the Dunbar Spring neighborhood, and "Westmoreland Lots", a 1.4-acre site located in the Menlo Park neighborhood. The City is seeking a creative solution that maximizes the number of units that can be developed on each site. • The "1st & 11th" property is located in a Qualified Opportunity Zone and has a maximum density of 22 units per acre. • The "Westmoreland Lots" property is also located in a Qualified Opportunity Zone and has a maximum density of 15 dwelling units per acre. • The City is expecting a design-build team that can provide a turn-key project, including architecture, engineering, and construction services. • The project requires compliance with all applicable laws and regulations, including the Americans with Disabilities Act and the Arizonans with Disabilities Act.
