Description:
The New York City Economic Development Corporation (NYCEDC) is seeking ideas for the adaptive reuse of the City-owned building at 44-36 Vernon Boulevard in Long Island City, Queens. The building is a large, six-story warehouse structure that could be redeveloped to support a mix of office, cultural, industrial, retail, and community-serving uses. The NYCEDC encourages responses from teams, including for- and non-profit organizations, that propose concepts or plans to redevelop all or a portion of the building. • The building is currently owned and occupied by the New York City Public Schools (NYCPS) • The building has a total of nearly 700,000 gross square feet • The NYCEDC will review complete, responsive proposals and may choose to publicly release summaries of those proposals • The City will not select a development team from the RFI, but rather anticipates learning from the RFI responses to inform future approaches to the Vernon Building • Companies who have been certified as Minority and Women-owned Business Enterprises (M/WBE) are strongly encouraged to apply

Budget Estimate (AI):

$10,000,000 – $50,000,000

The budget for this project is difficult to estimate, as the RFI does not provide a specific budget or funding amount. However, considering the large size of the building (nearly 700,000 gross square feet) and the potential for a mix of office, cultural, industrial, retail, and community-serving uses, the budget could be substantial. A rough estimate could be in the range of $10 million to $50 million, depending on the scope and complexity of the project. Factors that may influence the likely payment range include the cost of redevelopment, the potential revenue generated by the redeveloped building, and the level of investment required to support the proposed uses.
