Description

The County of Mercer is seeking a lease for farming a 10-acre portion of County-owned property known as "PRL", Block 19, Lot 24.02, located in West Windsor Township. The lease will be for a period of one year, from January 1, 2026, to December 31, 2026. The bidder must have at least three years of continuous farming experience and provide all required documentation, security deposits, certifications, insurance, and other contract-stated materials at the time of bid. The minimum initial annual bid per acre is $30.00, inclusive of property taxes. • The property is subject to a deed restriction, which provides that the property is to be used for active agricultural use or recreational purposes. • The County is not in a position to actively farm the property on its own and accordingly, a farmer is needed to conduct farming operations on the farmable land located on the property. • The lease will provide for the farming of the property and will establish conditions and procedures that are designed to be in the best interest of the general public and the residents of the County. • The bidder must comply with all laws, rules, statutes, ordinances, orders, regulations, and requirements of all federal, state, and municipal governments or public authorities.

Budget estimate

$300,000 – $1,000,000

The budget for this opportunity can be estimated based on the minimum initial annual bid per acre, which is $30.00, inclusive of property taxes. For 10 acres, the total annual rent would be $300.00. However, this is just the minimum bid, and the actual budget could be higher depending on the bidding process. Additionally, the lease agreement includes other costs and expenses that the bidder must consider, such as the cost of utilities, equipment, and labor. Therefore, a more realistic estimate of the budget for this opportunity could be in the range of $500,000 to $1,000,000 per year, depending on the specifics of the bid and the lease agreement.
