The Village of Estero, Florida, is seeking qualified privateâsector partners to develop, operate, and possibly coâinvest in a new Family Entertainment Center (FEC) and related lifestyle amenities as part of its mixedâuse Village Center Hub. The project comprises roughly 20 acres of entertainment space adjacent to an existing 96âacre SportsPark and a âHigh 5â anchor FEC that opens Fall 2026. The Village will offer longâterm ground leases under a publicâprivate partnership (P3) framework, with the private partner responsible for design, construction, financing, and ongoing operations of complementary FEC concepts, foodâandâbeverage venues, retail, wellness and event spaces. The partnership will be evaluated on capital structure, risk allocation, incentives, and operator track record. Immediate traffic is expected from 500â750 k annual High 5 visits and 150â275 k SportsPark visits, providing a builtâin customer base. Three parcels (totaling ~5 acres) are currently available for development, with the option to combine parcels for larger concepts. The Village will provide incentives, tax credits, and flexible deal structures to align interests.
