Automatic Door Operator (ADO) Inspection and Maintenance Program

The Architect of the Capitol (AOC) seeks information from potential vendors capable of providing a full‑service inspection, preventive maintenance, emergency repair, and documentation program for all Automatic Door Operator (ADO) units in the Hart, Dirksen, and Russell Senate Office Buildings. The contractor will be responsible for routine bi‑annual inspections, corrective repairs within defined response times, compliance testing to ADA and ANSI/BHMA standards, and the preparation of detailed service logs, quarterly and annual reports, and a Quality Control Plan. Work must be performed on‑site during normal business hours, with emergency dispatches required within 48‑72 hours of notification. The contract will be a firm‑fixed‑price award, 12‑month base period with up to four one‑year options, and will require the contractor to supply all labor, tools, materials, and transportation, while the Government provides facility access and power.
