The General Services Administration (GSA) is seeking to lease office space in Washington, DC, with a minimum of 27,027 square feet and a maximum of 29,729 square feet. The lease term will be 15 years, with 10 years firm and an option for an additional 5 years. The space must meet certain requirements, including being located in a modern quality building with a minimum finished ceiling height of 8'6" and minimum column spacing of 24' by 24' or equivalent. The space must also be contiguous and located above-grade, with the exception of 13,137 square feet that must be located on the first floor for a public facing component. The GSA is seeking a fully serviced lease, with the lessor responsible for providing all necessary services, including utilities, janitorial, and security. • The space must be located in the Central Employment Area of Washington, DC. • A Metrorail Station must be located within 2,640 walkable linear feet from the main entrance of the offered building. • The space must meet Federal Government, State, and Local jurisdiction requirements for fire and life safety, security, accessibility, seismic, energy, and sustainability standards. • The lessor must provide evidence that they are capable of meeting the security requirements, including providing a list of security countermeasures and their associated costs. • The GSA will evaluate offers based on price, with the lowest priced technically acceptable offer being selected for award.
