Description

Rowan University is seeking a qualified vendor to provide comprehensive fire‑alarm services for all of its campuses. The contract covers annual inspections, routine and emergency repairs, and ongoing maintenance of fire‑alarm equipment in accordance with NFPA 72 and applicable state and local codes. The vendor must respond to service calls within one hour of notification, provide estimates before repairs (except emergencies), and maintain a part‑time on‑site technician schedule. The base contract runs for one year with two optional one‑year renewals, and all work must comply with New Jersey prevailing‑wage and public‑works requirements. • Perform annual (and quarterly where required) fire‑alarm system inspections at every listed building. • Deliver emergency repair response within 1 hour of request and non‑emergency response within 24 hours. • Supply hourly rate proposals, include all costs (benefits, travel, insurance, overhead) and submit required certifications, insurance certificates, and non‑debarring documents. • Manage a dedicated on‑campus technician (2–3 days per week) and coordinate any shutdowns with the Vice President of Facilities.

Budget estimate

$500,000 – $1,200,000

The RFP requires hourly rates that must cover labor, benefits, travel, insurance, overhead and profit. Assuming a modest crew of 4 technicians averaging $125 /hr, and estimating roughly 3,000 service hours over the first contract year (including inspections, repairs, and emergency calls), the total contract value would be in the range of $375 k to $525 k. Adding optional renewals, inflation adjustments, and potential overtime for emergency responses could push the total to $600 k–$1.2 M over a possible three‑year period. Therefore, a realistic earnings range for the initial year is approximately $500 k to $1.2 M.
