MANAGEMENT, OPERATION, AND MAINTENANCE OF THE ARCADIA TENNIS CENTER

The County of Los Los Angeles is seeking a qualified private operator to manage, operate, and maintain the Arcadia Tennis Center – a facility with 10 lighted tennis courts, 8 pickleball courts, a pro‑shop, restrooms, and spectator bleachers. The contractor will run daily public access (7 days/week), provide instruction, equipment rental/sales, food‑beverage service, and community programs, while handling all routine and capital maintenance. In return the operator will pay a minimum monthly rent of $6,750 plus a percentage of gross receipts (ranging from 10‑20 % depending on revenue streams) and contribute to a Capital Improvement Fund. The agreement is for an initial five‑year term with an optional five‑year extension (maximum ten years). The operator must demonstrate at least three years recent experience managing a comparable tennis/pickleball facility, possess a valid business license, maintain a $100 k line of credit, and provide proof of insurance and a $7 k security deposit. • Location: 405 S.
