The tenant will be responsible for all operating expenses under a modified‑gross lease, must obtain required permits, and will run a full‑service catering and events business serving weddings, corporate functions, and community events. The lease term is a minimum of five years with renewal options, and the bidder must propose an annual rent amount (higher rent receives more points).
