The City of Redondo Beach is seeking a qualified property management firm to provide full‑service management of its waterfront commercial portfolio, which includes offices, restaurants, retail spaces, and storage units across multiple sites such as Pier Plaza, International Boardwalk, Fisherman’s Wharf, and the Pier Parking Structure. The contract is an initial three‑year term with an option to extend, and the firm will be responsible for day‑to‑day operations, lease administration, financial reporting, tenant relations, maintenance coordination, security, environmental compliance, and long‑term asset stewardship. An optional site walk is scheduled for September 28, 2026, and proposals are due by October 21, 2026. The award is expected in early December 2026, with work to commence within three weeks of the notice of intent to award. • Manage daily operations and maintain an on‑site office at Pier Plaza. • Administer leases, track expirations, process renewals, and handle CAM charges. • Provide monthly performance reports covering financials, occupancy, maintenance, and incidents. • Coordinate maintenance, repairs, emergency response, and environmental compliance (including NPDES permits). • Handle tenant communications, after‑hours emergency line, and dispute resolution. • Oversee financial functions: rent collection, expense payments, trust fund administration, and annual budgeting. • Ensure compliance with California labor, prevailing‑wage, insurance, and nondiscrimination requirements.
