Middlebridge Restaurant Lease

The Town of Narragansett is seeking a qualified vendor to enter into a long-term lease for a restaurant at 95 Middlebridge Road. The lease term will be 10 years, and the vendor will be responsible for modifying the building to prepare it for suitable use and permitted as a licensed restaurant. The vendor must provide a proposal that includes a description of the restaurant operations, proposed lease terms, and building modifications. The Town reserves the right to reject any and all proposals and to negotiate with the highest ranked and qualified proposer. Key points to consider: • The restaurant must be operated by an established corporation, partnership, firm, or individual with a minimum of 10 years of experience in managing a similar food service business. • The vendor is responsible for purchasing and maintaining all equipment and furnishings required, including HVAC units, ansul systems, hot water heater, and lighting. • The vendor must obtain all permits and certificates of occupancy for the restaurant. • The vendor is responsible for maintaining the restaurant area and the immediate vicinity clean and free of litter and debris. • The vendor must comply with all Health Department regulations governing the handling and dispensing of foods and other applicable restaurant products. • The vendor must provide public liability insurance naming the Town as an additional insured party.
