Description
This five‑year contract calls for a comprehensive facilities‑management solution for the Lakewood School District, covering custodial cleaning, preventive and corrective building maintenance, and full‑service grounds and landscaping. The District requires on‑site management staff with specific licensing (Black Seal) and certification (CEFM) requirements, bilingual supervisors, and a detailed start‑up/transition plan with at least 100 tasks. Performance will be monitored through monthly reports, certified‑payroll submissions, and three independent on‑site inspections per year.
• Daily custodial duties across classrooms, gyms, cafeterias, restrooms, and common areas, plus deep‑cleaning and emergency response.
• Preventive and corrective maintenance of HVAC, electrical, plumbing, fire protection, and other building systems using the District’s “School Dude” CMMS.
• Grounds management including mowing, fertilization, irrigation, snow removal, and playground upkeep, with required equipment and staffing levels.
