The Clear Creek Independent School District (CCISD) is seeking qualified Texas‑licensed real‑estate brokerage firms to market, sell, and manage the disposition of surplus district‑owned real property across Clear Creek ISD, Harris, Galveston and surrounding counties. The contract may be awarded to one or more firms that will be placed in a pre‑qualified broker pool and assigned properties on a case‑by‑case basis. Firms must demonstrate at least five years of commercial brokerage experience, three comparable public‑sector transactions, and hold the required Texas broker license and insurance. Compensation is based on a graduated commission schedule (5% on the first $1 M, 4% on $1‑5 M, 3% on $5‑10 M, 2% above $10 M) earned only upon successful closing. The initial term is three years with two optional one‑year renewals.
• Provide brokerage, advisory, valuation, marketing, negotiation and transaction management services for surplus land.
• Conduct highest‑and‑best‑use analyses, feasibility studies, CMAs, pricing recommendations, and prepare offering memoranda.
• Execute buyer outreach, listing, advertising, due‑diligence coordination, and closing support.
• Minimum qualifications: Texas broker license, E&O and general liability insurance, ≥5 years commercial experience, ≥3 public‑sector deals in the past 5 years.

• Evaluation weighted heavily toward compensation (40%) and firm qualifications/experience (20%).
