The United States Department of Veterans Affairs is seeking a new clinic in the Florence, KY area. The Government is looking for a fully serviced lease with a term of up to 20 years. The offered space should be approximately 20,609 square feet and be located in a modern quality building with a facade of stone, marble, brick, stainless steel, aluminum, or other permanent materials in good condition. The space should have 150 surface/outside parking spaces, including 15 ADA-compliant parking spaces, reserved for the exclusive use of the VA. The lease should include the cost of parking as part of the rental consideration. The space should be located in close proximity to amenities such as restaurants, hotels, pharmacies, and shopping, and should be easily accessible to multiple major roadways. The Government requires a fully serviced lease with rent that covers all Lessor costs, including shell upgrades, tenant improvements, operating costs, real estate taxes, and security upgrades. Some key features of the desired space include: • Located on a single floor within one building, preferably on the first floor • Equipped with a minimum of one passenger elevator and one combination (passenger/freight) elevator if the space is above the first floor • Not located in a 1-percent-annual-chance floodplain • Not located in close proximity to residential neighborhoods or industrial areas • Not located in a building with apartment space or other living quarters • Meets Federal and Local Government requirements for fire safety, physical security, accessibility, seismic, and sustainability standards The successful Offeror will be required to design and build the tenant improvements, including the security requirements, and will be compensated for these costs based on a turnkey pricing established under the Lease.
