The U.S. Army Corps of Engineers is soliciting lease proposals for approximately 2,625 usable square feet of retail space located within a 1-mile radius of 20215 Rt. 19, Cranberry TWP, PA 16066. The space must have a secondary egress and shall contain adequate parking for approximately seven Government vehicles both during the day and overnight. The lease term is for 5 years, and the Government's obligation and legal liability for performance of this Lease beyond 30 September of any year during the term of this Lease is contingent upon the availability of annually appropriated funds. Key responsibilities of the Lessor include providing a tenantable premises, maintaining the property, and providing utilities and services. The Government shall pay the Lessor annual rent, and the Lessor shall be responsible for providing, maintaining, and repairing all systems, equipment, fixtures, and appurtenances necessary for the provision and use of the Premises. • The Lessor shall provide a leasehold interest in the Property described herein. • The Lessor shall provide tenantable premises that comply with applicable building codes and standards. • The Lessor shall provide utilities and services, including electricity, gas, water, and sanitary sewer. • The Lessor shall maintain the property, including common areas and parking. • The Lessor shall provide janitorial services and supplies. • The Lessor shall provide snow removal services and lawn care.
