Downtown Redevelopment Plans RFQ

The City of Middletown, Ohio is seeking a development team to redevelop several city-owned properties in the downtown area. The properties include the Manchester Inn, the Snider Building, the First National Bank building, Swallen's Lot, and the North Broad Street lots. The City is looking for a team that can create a signature redevelopment effort and work with the City in a public-private partnership to fully execute and complete the agreed proposals. The redevelopment should include a mix of uses such as residential lofts, street-level retail, restaurants, hospitality, offices, and other consumer-based commercial and residential developments. The City expects the proposals to demonstrate a plan for preventing long-term deterioration of restored properties, safe walkability, and security improvements. • The redevelopment should be visually attractive and enhance the urban environment • The proposals should integrate public art, murals, facades, and landscaping to contribute to the beautification of Downtown • The City encourages a diverse and dynamic approach towards supporting a live-work-play urban lifestyle • The buildings referenced above may qualify for historic tax credits • The City is open to consideration of development proposals that involve the acquisition of privately-owned properties
