Architectural Design Services for the Rancho Cordova Community and Cultural Center

The City of Rancho Cordova is seeking a multidisciplinary architectural/engineering team to develop schematic‑design documents for an adaptive‑reuse transformation of a 154,000‑sq‑ft two‑building office campus into a new Community and Cultural Center. The consultant will validate program requirements, engage stakeholders, produce design concepts for performing‑arts spaces, flexible classrooms, a 5‑acre outdoor plaza, and related infrastructure, and deliver cost‑informed schematic packages. The effort is expected to last roughly four months, with a contract award in November 2026 and final schematic design delivery by mid‑late March 2027. • Scope: architectural, engineering, programming, specialty design, cost estimating, sustainability, and phasing for schematic design. • Key program elements: 299‑seat black‑box theater, 99‑seat flexible space, 500‑seat banquet hall, library, makerspace, coworking, outdoor amphitheater, and extensive parking/utility upgrades. • Deliverables: 60 % schematic design package (plans, sections, cost estimate, phasing) and final schematic design package (full set of drawings, renderings, cost, risk log). • Schedule: RFP released 9/14/26, questions due 9/22/26, proposals due 10/2/26, award 11/2026, NTP Nov/Dec 2026, schematic design completed March 2027. • Evaluation: qualifications, staff experience, project understanding, schedule approach, adaptive‑reuse and performing‑arts expertise. • Mandatory: project manager assigned as primary City contact; compliance with California prevailing‑wage and SB 854 regulations.
