The City of Atlanta is seeking a third-party property management services provider for the mixed-use development known as City Plaza. The selected vendor will be responsible for providing full-service residential and retail management, including tenant relations, lease administration, financial reporting, maintenance coordination, and regulatory compliance. The contract will be for an initial term of five years, with an option for a five-year renewal. The vendor will be expected to maintain accurate records, provide required reporting, and uphold safety, security, and customer service standards. Some of the key responsibilities include: • Overseeing day-to-day operations of the residential and retail spaces • Ensuring compliance with federal, state, and local regulations • Enforcing lease agreements and property rules • Maintaining accurate records and providing all required reporting • Upholding safety, security, and customer service standards • Developing and executing a comprehensive leasing and marketing strategy • Conducting market analyses, rent studies, and competitive assessments • Managing affordable unit compliance and lease-up requirements • Maintaining a digital and physical presence (website listings, signage, outreach marketing) • Preparing annual operating budgets, forecasts, and variance reports • Managing rent collection, accounts payable, and receivables • Providing monthly, quarterly, and annual financial statements • Ensuring compliance with generally accepted accounting principles (GAAP) and City standards • Monitoring and reporting on operating income, expenses, and cash flow performance
