The U.S. Army Corps of Engineers (USACE) is soliciting lease proposals for 2,900 to 3,400 square feet of commercial retail storefront space in Hilo, Hawaii, for Armed Forces Recruiting purposes. The lease term is four years and eleven months, with termination rights. The space must provide 24-hour unrestricted access, availability of all communications infrastructure, direct access to a secondary exterior exit door, and 24-hour lighted parking for up to nine Government vehicles. The successful offeror will be required to design and build alterations to the space, including construction and security specifications. • The lease will be a fully-serviced lease, with rent covering all operating costs, real estate taxes, and related insurance. • The offeror must provide evidence of ownership or control of the building or site. • The offeror must submit a proposal that includes a detailed description and breakdown of all costs, as well as a fully-serviced lease rate per square foot. • The Government will evaluate proposals based on price, technical factors, and past performance.
