The City of Yakima is seeking qualified real‑estate firms or professionals to provide comprehensive brokerage and advisory services for both acquisition and disposition of municipal properties. The consultant will be engaged on an as‑needed basis to conduct market analysis, valuation, marketing, outreach, negotiation, due‑diligence coordination, and transaction management for surplus property sales and potential property purchases. The scope is flexible, allowing the City to request services for individual transactions or broader real‑estate strategy throughout the term of a Professional Services Agreement. No minimum volume of work is guaranteed; compensation will be negotiated per assignment and may include hourly rates, fixed fees, commissions, or transaction‑based fees. • Provide advisory, acquisition, disposition, marketing, valuation, negotiation, and transaction coordination services. • Assist with market research, property identification, and feasibility analysis for both purchases and sales. • Develop and execute marketing plans for surplus properties, including listing, outreach, and showings. • Prepare and review offers, letters of intent, and purchase agreements; coordinate due‑diligence with city staff and third‑party consultants. • Deliver periodic status reports and recommendations to city staff and council. • Must submit a Statement of Qualifications (SOQ) by Oct 8, 2026, including firm experience, key personnel resumes, references, and proof of insurance.
