Budget estimate

$600,000 – $4,000,000

No contract value is disclosed. Based on typical mixed‑use urban redevelopment projects of ~1.3 acres in a mid‑size city, total development costs often range from $30 M to $80 M. Consulting/developer fees for full‑service proposals (concept, financing, and negotiation) usually run 2‑5 % of total development cost. Applying that range yields an expected budget between roughly $600 k and $4 M. Considering the City’s desire for workforce‑housing and possible public incentives, the lower end of that band is more likely.
