Brayton Lot Development Project

The City of Madison is seeking proposals from qualified vendors, service providers, and developers for the Brayton Lot Development Project. The project aims to redevelop a surface parking lot into a mixed-use project, including residential, retail, commercial, and possibly laboratory space. The project must meet Federal Transit Authority (FTA) Joint Development requirements and incorporate private investment, benefit transit, and return a "fair share of revenue" to the City. Proposals will be evaluated based on factors such as sustainability, affordability, and unit mix, as well as the developer's experience and capability. • The project must include a mix of units at different Area Median Income (AMI) levels, including affordable and market-rate units. • The project must incorporate green building practices and sustainable design principles. • The project must provide a range of unit mixes, including 1, 2, and 3-bedroom units. • The project must include a plan for tree preservation, new street trees, and consistency with the Complete Green Streets Policy. • The project must provide a curb management plan and ensure that the development is accessible and pedestrian-friendly.
