The Department of Veterans Affairs (VA) is seeking a minimum of 4,536 to a maximum of 4,763 square feet of contiguous space within a specified area in Houston, Texas, for the Houston West Vet Center. The offered space must meet specific requirements, including being located in a modern quality building, having a certain number of parking spaces, and meeting security and accessibility standards. The lease term will be 20 years, with 15 years firm, and the Government has termination rights. The successful Offeror will be required to design and build tenant improvements, including security improvements, and will be compensated for these costs. • The space must be located in a modern quality building with a facade of stone, marble, brick, stainless steel, aluminum, or other permanent materials. • The offered space must have 0 structured/inside parking spaces and 18-20 surface/outside parking spaces, reserved for the exclusive use of the Government. • The lease term will be 20 years, with 15 years firm, and the Government has termination rights. • The successful Offeror will be required to design and build tenant improvements, including security improvements. • The Offeror must provide a fully serviced lease, including utilities, maintenance, and repairs.
