Construction Manager at Risk - KU Wellness Center

The University of Kansas (Facilities Planning and Development) is seeking a qualified Construction Manager at Risk (CMAR) to deliver the new Wellness Center on its Lawrence campus. The CMAR will provide pre‑construction services (estimating, BIM, constructability reviews, subcontractor selection) and then manage construction under a Guaranteed Maximum Price (GMP) to deliver a $60 M, 18‑month project that opens for the spring 2029 semester. The scope includes design‑phase collaboration, bidding, GMP development, construction management, quality‑control, safety, scheduling, and close‑out documentation. • Awarded CMAR will start pre‑construction immediately after contract award (Q4 2026) and begin construction Q2 2027. • Total project budget: $60 M (estimated construction cost $48 M). • Required qualifications: at least one prior CMAR project ≥ $30 M on a university campus, wellness/health‑care facility experience, in‑house BIM and estimating teams, proven safety and quality programs. • Deliverables: letters of interest, personnel resumes, organizational charts, safety/BIM/quality program descriptions, fee proposals (percentage of construction cost), and a 40‑page proposal package. • Milestones: Pre‑construction (6 months), Bidding & GMP (≈ 3 months), Construction (≈ 18 months), Close‑out (final inspections, as‑builts, training).
