USACE Mobile District Request for Lease Proposal (RLP), REDSTONE ARSENAL, HUNTSVILLE, AL

The U.S. Army Corps of Engineers, Mobile District, is requesting to lease approximately 120,000 square feet of rentable class A space that meets force protection security requirements in Huntsville, Alabama. The space should be fully serviced and in a building that can either be customized or built to suit. The Government agency must be the sole occupant of the leased space. The term required is one year firm with ten option years, with a commencement date on or before January 1, 2028. The lease will require the lessor to provide various services, including janitorial, ground maintenance, and furniture. The offeror must also provide a price breakdown of the submitted price and include costs for any services in their submitted offers. Some key requirements of the space include: • A minimum of 460 surface/outside parking spaces • A building that meets force protection security requirements • A location within five miles of Gate 9, Redstone Arsenal or immediately inside of Gate 9 • A term of one year firm with ten option years • A commencement date on or before January 1, 2028 • Various services, including janitorial, ground maintenance, and furniture
