Description

The U.S. Department of Veterans Affairs (VA) is seeking expressions of interest for a potential lease of 23,500 square feet of space in Fort Wayne, Indiana, for use as a Veteran Center. The space must be located within a delineated area and meet specific requirements, including being located in a single-tenant building, having a specific number of parking spaces, and meeting federal and local government requirements for fire safety, physical security, accessibility, seismic, and sustainability standards. The lease term is up to 20 years, and the VA is seeking information from potential offerors who are capable of successfully performing a lease contract, including design and construction of the facility. Some key requirements for the space include: • Being located within a single-tenant building • Having 165 parking spaces with 39 handicap-accessible spaces • Meeting federal and local government requirements for fire safety, physical security, accessibility, seismic, and sustainability standards • Being located in proximity to public transportation and amenities such as restaurants, hotels, pharmacies, and shopping • Being easily accessible to multiple major highways The VA is also seeking information from Service-Disabled Veteran-Owned Small Businesses (SDVOSBs) and Veteran-Owned Small Businesses (VOSBs) who are interested in leasing space to the VA.

Budget estimate

$10,000,000 – $20,000,000

The budget for this project is estimated to be between $10,000,000 and $20,000,000, based on the magnitude of the anticipated construction/buildout for the project. This estimate is based on the fact that the VA makes monthly rental payments in arrears upon facility acceptance and may elect to make a single lump-sum payment or amortize over the course of the firm term for specified tenant improvements. The factors that may influence the likely payment range include the size and complexity of the project, the location of the space, and the terms of the lease agreement.
