The lease term will be for five years, and the selected space must meet specific requirements, including being located in a prime office space with attractive surroundings, having space for three government vehicles, and being accessible by public transportation. The space must also meet government requirements for security, fire life safety, and handicapped accessibility. The USACE is looking for a full-service lease that includes base rent, CAM, utilities, and janitorial services. Some key features of the space requirements include: • Space for three government vehicles • Located in a professional office setting, preferably not near residential areas, railroad tracks, or power transmission lines • Space should not be located within the 100-year flood plain or wetland unless determined to be the only practicable alternative • Employee and visitor entrances must be connected to public sidewalks or streets by continuous, accessible sidewalks • Regularly scheduled public transportation is required within 1,000 feet during the workday • Parking must be available per local code and within four walkable blocks from the building The USACE will select a location based on the best value, considering factors such as past performance, if applicable.
