The successful bidder must be an existing Keansburg business holding a New Jersey alcohol‑sales license, provide a $2 million umbrella liability policy, and meet extensive operational, security, and health‑code requirements. The lease covers the summer season from late June through early September, with a minimum annual bid of $10,000 and a 10 % bid bond required at submission. • Lease of a defined beachfront parcel for seasonal (June 23 – Sept 5 2022) recreational use, with the possibility of a second‑year renewal. • Bidder must operate a food‑court/refreshment vehicle, provide security, ID scanning, CCTV monitoring, and keep the site clean and fenced/camouflaged. • Mandatory insurance ($2 M umbrella), hold‑harmless letter, non‑collusion affidavit, affirmative‑action compliance, and ownership disclosure required. • All events must be approved by the Borough, include different activities each weekend, and comply with NJ ABC alcohol regulations. • Failure to execute the contract within 20 days of award or fully execute within 2 weeks of receipt incurs forfeiture, loss of future permits, and a $1,000 penalty.
