North Country Rural Development Coalition (NRDC) is soliciting proposals for the rehabilitation of two mixed-use properties located at 85 Montcalm Street and 105 Montcalm Street in Ticonderoga, NY.
The work includes substantial residential and commercial rehabilitation, roofing and building-envelope improvements, windows and doors, electrical, plumbing, mechanical and domestic hot-water systems, fire and life-safety improvements, interior finishes, masonry and structural repairs, storefront and façade improvements, site work, and other required repairs.
This project will be bid as one coordinated construction package covering both properties. Contractors must provide separate cost breakdowns for each building, along with a total combined bid.
Both properties will be cleaned out and partially gutted by others prior to construction. Contractors should base their proposals on the remaining work outlined in the bid documents and conditions observed during the project walkthrough. Any selective demolition specifically identified in the scope of work remains the contractor’s responsibility.
Environmental assessments have been ordered for both properties. The need for lead-based paint and/or asbestos abatement has not yet been determined and will depend on the findings of the environmental assessments. Any applicable abatement requirements and associated work will be addressed as additional information becomes available.
Attached is a general overview of the rehabilitation project. If you are interested in bidding, please contact me to request the complete bid package, including detailed scopes of work, photographs, bid forms, and applicable project requirements.
