LEASE OF VACANT JEFFERSON PARISH PROPERTY- CELL PHONE TOWER LEASE

The Jefferson Parish Purchasing Department is seeking bids for the lease of vacant parish property for the installation of a cell phone tower. The initial term of the lease will be five years with four five-year options to renew. The successful bidder will be responsible for constructing and maintaining the tower. The bid must meet or exceed the market value as determined by the appraisal. The successful bidder will also be required to obtain written approval from the parish for any subleases for co-location purposes and share proportionate sub-lease revenues with the parish. • The lease will be for a portion of raw, unimproved property on Estelle Playground for the construction of a monopole and other appurtenant structures. • The successful bidder must demonstrate financial ability and technical experience in the wireless communications field. • The bid must include a minimum of 40% of sub-lease revenues with the parish. • The successful bidder will be required to execute a lease similar in form to the one attached to the bid specification. • The successful bidder will be responsible for payment of all fees, including appraisals, property abstracts, attorney fees, and other costs directly associated with the preparation of the lease and equipment specifications.
