CANCELLED - Real Estate Appraisal of Lower Grey Cloud Island - Gravel Mine in Washington County, MN

The U.S. Army Corps of Engineers - St. Paul District requires a State of Minnesota certified General Appraiser to perform a real estate appraisal and prepare a report to be used by the Government in connection with a proposed acquisition of specified real property rights. The property is approximately 331.33 acres known as Lower Grey Cloud Island at Cottage Grove in Washington County, Minnesota. The appraisal report must conform to standards established by the current edition of the Uniform Standards of Professional Appraisal Practice (USPAP) and federal appraisal standards found in the Uniform Appraisal Standards for Federal Land Acquisition. Key factors in the evaluation of offers will include the appraiser's experience, recent and relevant experience with property appraisals involving Sand, Gravel and Aggregate mining, and narrative of approach to gathering relevant sales data and property information. • The appraisal must be performed by a State of Minnesota certified General Appraiser. • The appraisal report must conform to USPAP and federal appraisal standards. • The contract will be awarded based on best value to the Government, considering factors such as appraiser experience and approach. • The offeror must be fully registered in the System for Award Management (SAM) to be eligible for award.
