The contract is a lump‑sum design‑services award with a minimum 120‑day price‑firm guarantee and required $2 million professional‑liability coverage. • Replace existing asphalt‑shingle roof and EPDM flat‑roof portions; remove old membrane, provide flashing, fasteners, and match shingle colour to existing brick façade. • Deliver design deliverables (drawings, specs, cost opinions) at 50 % and 95 % milestones; provide construction‑admin services including submittal reviews, RFIs, change‑order processing, and field observation reports. • Coordinate with the State’s construction‑management software, utility agencies, and the Building‑Code Bureau; supply non‑proprietary material recommendations and assist with bid solicitation for the construction contractor.
