REQUEST FOR PROPOSALS FOR ARCHITECTURAL SERVICES FOR THE AVONDALE REDEVELOPMENT

The Housing Opportunities Commission of Montgomery County is seeking an architect of record to provide design services for a proposed multifamily apartment building in downtown Bethesda, Maryland. The project aims to provide high-quality, safe, and affordable housing to low and moderate-income residents. The selected firm will be responsible for providing full-service, turn-key architectural design, drawing, and documentation services, including programming validation, schematic design, design development, construction documents, permitting, and construction administration. The project will utilize a combination of public and private financing sources and will be designed to meet the National Green Building Standard Emerald Certification. Key aspects of the project include: * 10-story post-tensioned concrete building with approximately 300,000-350,000 SF of GFA * 37% of units will be Moderately Priced Dwelling Units (MPDUs) * Approximately 240-300 new parking spaces in a 3-4 level below-grade parking garage * ~12,000 SF of amenity space * Pedestrian, street, and ground-floor improvements consistent with the urban character of downtown Bethesda * The project will be designed to meet the Quality Standard and Environmental Basis of Design, which includes National Green Building Standard Emerald Certification.
