The space must have a secondary egress and adequate parking for 8 government vehicles. The lease term is subject to termination and renewal rights, and the government's obligation is contingent upon the availability of annually appropriated funds. The lessor is responsible for maintaining the premises, including common areas, and providing utilities and services. The government will make payments under the lease by electronic funds transfer. • The leased premises will be used for government purposes. • The lessor must provide tenantable premises that comply with applicable building codes and standards. • The lessor is responsible for maintenance, repairs, and replacements of the premises, including HVAC systems. • The government may terminate the lease at any time with at least 90 days' notice. • The lease is subject to the terms and conditions outlined in the General Clauses (1-36).
