Ponce Vet Center - Relocation

The U.S. Department of Veterans Affairs is seeking a qualified lessor to provide a fully serviced lease for the new Ponce Vet Center. The lease must include all construction, finish work, utilities, janitorial services, high‑speed internet, cable, security systems, signage, and ongoing maintenance for the life of the lease. The scope covers interior space planning (offices, group therapy rooms, lobby, restrooms, kitchen, storage, telecom room, etc.), exterior signage design and installation, and compliance with VA security and accessibility standards. The lessor is responsible for delivering a “turn‑key” facility that meets detailed VA specifications and for maintaining the building and its systems throughout the lease term. • Provide design, construction, and finish work to meet VA Vet Center specifications (room layouts, finishes, acoustic treatment, ADA compliance). • Supply and maintain utilities, janitorial, cable TV, high‑speed Wi‑Fi, and security/CCTV systems as part of the annual rent. • Install exterior and interior signage per VA branding guidelines. • Deliver a fully serviced, “turn‑key” building with ongoing maintenance, repairs, and periodic refurbishments (e.g., repainting, flooring replacement every 5 years). • Ensure compliance with Facility Security Level II, access control, duress alarms, nurse‑call systems, and sound‑masking requirements. • Coordinate all work with the VA Contracting Officer’s Representative (COR) and obtain VA approvals for design, signage, and final acceptance.
