TOS No. 25-006 - Highland Park Junior Arts Center for Professional Design-Build Bridging Documents Services

The City of Los Angeles, Bureau of Engineering (BOE), is seeking a consulting firm to provide professional design and construction support services for the Highland Park Junior Arts Center. The selected Consultant will provide design and construction administration services, including development of a 30% Design-Build Bridging Document, construction of a 5,000-square-foot Junior Arts Center, and improvements to the existing Bridewell Armory building. The project includes site improvements, replacement of windows and doors, and upgrades to meet ADA code requirements. The Consultant will also provide design intent review during the Construction Phase and assist with LEED certification. • The project has a budgeted construction cost of $8 million and a project duration of approximately three years. • The Consultant will provide professional services, including design and construction administration, in accordance with the terms and conditions of the executed Services Agreement. • The project requires coordination with various agencies, including the Los Angeles Department of Building and Safety, Los Angeles Fire Department, and Department of Cultural Affairs. • The Consultant will be required to attend meetings with stakeholders, BOE staff, and agencies having jurisdiction over the project. • The project includes a pre-design report, schematic design, design development, bid and award phase, and construction phase.
