The lease will be for a 20‑year term (with a 5‑year firm term) and includes specific parking allocations and compliance requirements for fire safety, accessibility, seismic, and sustainability. • Minimum usable area (ABOA) ≈ 6,200 sq ft; maximum usable area (ABOA) ≈ 6,500 sq ft; maximum rentable area (RSF) ≈ 7,435 sq ft.
• Required parking: 4 reserved government vehicle spaces, 6 reserved visitor/customer spaces, and 26 non‑reserved employee spaces (on‑site or within 300 ft).
• Full‑service lease; space must not be in a 100‑year flood plain and should preferably be first‑floor, contiguous, and ADA‑compliant.
