The USDA is seeking a private party to lease approximately 3,000‑3,735 sq ft of office space in Albemarle, NC, on a turnkey basis with required tenant improvements. The lease will be for a total of ten years, with a five‑year firm period and a 120‑day termination right. The space must be on a single floor (first floor preferred), meet fire‑safety, accessibility, seismic and sustainability standards, and cannot be in a 100‑year floodplain. Sub‑leases are prohibited and the lessee must provide extensive documentation, including drawings, parking details, condition reports, and compliance certifications.
