Title Search Services for Department of Business and Neighborhood Services

The City of Indianapolis and Marion County is seeking quotes for title search services for the Department of Business and Neighborhood Services. The contractor will be responsible for performing title searches and issuing title-search documents at the direction of the department. The scope of work includes identifying any rights in real property, including fee interests, life estate interests, and mortgage interests. The contractor will be compensated on a per-parcel basis, with a unit cost to be determined by the contractor. The contract will be for a term of two years, with the option to renew. • The contractor will be required to perform title searches and issue title-search documents within three days of receipt of a written notice to proceed. • The contractor will be required to certify to the current ownership of the property and contain the actual legal description as shown on the recorded instrument of conveyance. • The contractor will be required to identify any selloffs, leases, contracts, liens, and mortgages of record that affect the subject real estate. • The contractor will be required to compile a mailing list of all persons who have a substantial property interest of public record in the subject property.
