RFP to Lease Building 125 in Charlestown Navy Yard at Boston National Historical Park

The National Park Service (NPS) is seeking proposals to lease Building 125 in the Charlestown Navy Yard at Boston National Historical Park. The building is a historic two-story red-brick structure with approximately 10,188 square feet of interior space. The lease will be for a term of up to 60 years, with an anticipated term of 10 years. The lessee will be responsible for maintaining the building and grounds, including repairs and improvements. The NPS is looking for a proposal that is compatible with the preservation, protection, and visitor enjoyment of the park area. • The building is located in a historic area with over 1,000,000 visitors annually. • The lease includes an optional dock and patio area. • The NPS is seeking a proposal that includes a detailed operating plan, financial capability, and experience in managing a similar property. • The lessee will be responsible for paying rent, which will be negotiated based on the Fair Market Value Rent (FMVR). • The FMVR has been determined to be $24/square foot NNN, or $244,512 per year. • The lessee will also be responsible for maintaining insurance, utilities, and other expenses. • The NPS reserves the right to reject any or all proposals and to terminate the lease at any time.
